Heritage Baptist Church
This project included a 2-phase master plan for a 1,450 seat worship center, school, and 30,000 square feet of occupied space at full buildout. A site plan was provided to Intentio Consuliting + Engineering along with a budget. It was immediately apparent in preliminary engineering that construction costs would exceed the budget, and an alternative plan was provided that saved more than $100,000 in construction costs for the first phase, which was critical for the budget. No compromise to site utilization was made in the Value Engineering.
A stormwater pond ultimately was not required, because Intentio was able to demonstrate that development of the site would not create a substantial effect downstream. The project design was completed in one and a half months, and the review process completed in a month - right on target for the agressive schedule.
Because Civil Engineering was progressing ahead of the building design, several design assumptions had to be made. The design team used Intentio Interact to provide design assumptions and necessary files for other members of the design team to use at a later date. This communication allowed early discussion of the MEP work. Minor changes were provided early on, and most changes were able to be made along with our first construction issue. Now that the project is in construction, the site will perform as a place for RFI's and shop approvals to be processed.
